educate me on towing

I want to tow my 48PW to the steam cleaner. It now has the engine, transmission and drive shafts removed. The only time it has rolled was about 15ft with a come along up on to the car trailer for the ride home. I hooked up a tow bar and did a test pull. It felt like something was binding and I could not tell what it was by myself in the dark. Before i try again with a helper, I need some feedback on towing a 4WD vehicle.
