For once I agree with Copey ! Making an offer is a no win situation.
I got into this in a building and land deal. Of course you do not want to throw out a big offer, I hit the guy with an $80,000 offer, which of course offends him, because he wants around $130,000. And to this day the building and land are still for sale.
You have to remember, it is their property !
All you can say is " what price would you be comfortable at selling this property".
