230 oil pressure?

What oil pressure reading do you guys get at cold start-up and at idle warmed up on your 230's?

According to my M37 manuals, you should have 10-15 at low idle with the motor warmed up.

When I start the motor cold I have 25 psi and when fully warmed up I have 5 or less. I have used 2 different mechanical oil pressure gauges and had the same readings. I have also tried another oil pressure regulator along with another oil pump.

Any suggestions short of a complete overhaul?
