Talk to someone in the B&B/Inn/hospitality business (besides the guy that is trying to sell his to you).

B&B's/Inn's are a 24/7/365 operation. You have to be open and available when you would rather be doing something else. You would be surprised at the amount of work involved.

After their retirement my in-laws started a B&B, If they could sell they would, just to get a little free time.
