The only place I really went after sealing everything really tight was between the garage and the house. We had a lot of air flow through the cold air return which was open to every joist run in the garage. My wife could tell what I was doing in the garage by the smells that came into the house. The garage was sheet rocked but had so many gaps along the beams that the old insulation was black from that air flow.
My first story walls are now double 2 x4 walls with a 1/2” plywood shear layer between them. Both are insulated and I earthquake retrofitted at the same time. I have not done the second story walls and doubt that I will.
It was really interesting to look at the construction of my house that was built in 1978/79. I was actually pretty well built in terms of structure, electrical and plumbing. I found a few minor issues in those areas. But I have upgraded a lot to bring it up to today’s standards.
