What a deal. He wants a portion of your profits after you spend 10s of thousands to restore it. I mean if you can sell it for 70K when restored then it certainly is worth1/2 that before you start restoration.
One owner? Come on the guy who bought it new in 1948 is probably long gone. It may have been in the same family the whole time.

Someone was inventive and put a side vent behind the drivers door.
The frame appears to be bent in at least 2 places. No question that the front ears of the frame are bent from the winch.
I wonder if the air cleaner is still on the carb?
