Well Just another look at this,
All do respect you do you really need a rest room and a mezzanine, office?
unless you are planing to run a business?
toilets are nice but a huge added expense, and now you need to heat the shop all winter, big loss of flexibility and added cost my shop is 50' from my house I use gojo hand wipes to remove grease from hands and I have a toilet and slop sink there I strip and go to the shower from there, you will also need to look at codes for # of bathrooms your septic will allow,
Just my opinion I would rather a full 40 X 60 of floor space with storage on 2nd floor, rather than an office I'm never going to use I'm in the shop for a purpose and it s not to sit behind a desk I do that 50 hrs a week last thought, remember when you take one truck apart it's like having 4 vehicles in the shop, + floor equipment, Just my 2 cents
