Are there any pre-built storage buildings, like 9'x12', for sale or rent around there? You might look into one for the storage, rather than under a tarp.
Building must be good up there, for the guy to be so independent. Even when times were real good, I would call and explain that I didn't have time right now, and if they could wait, we could get to it.
