Truck lack of utilization issues

I need to learn the secret to owning a truck (Dodge of course), not driving it very much, and yet avoiding great mechanical difficulties due to lack of use. I've replaced valve seals, oil pump and now, after some testing, it looks as though I may need an overhaul on a '86 318cid., apparently due to lack of use. (70k mi.) What am I doing wrong? How do you guys maintain all your vehicles without such problems? Or maybe you don't? HELP!
