Beware of the seals made in Mexico, they are staked into the outer housing and will usually spin in the housing, causing a major leak. If you have one of these new seals, carefully pull the felt wiper ring out of it and then set it into a shallow pan of water so the leather seal stays wet. Then using low temperature solder, solder the seal to the outer housing. This tip is from Steve Wataha.
