We have to get by Zoning, Planning, Engineering, Public Works, and Fire, BEFORE we go to plan check, which takes about 6-8 weeks and costs as much as the permit. Then, before issuance, we have to pay mitigation fees of approx. $2.00 per sq. ft. for school impact fees, sewer connection fees (even if there is no sewer added) then we "get" to pay for the permit and any special inspections are also out of pocket.
The entire process takes about 4-5 months and several thousands of dollars.
THAT'S why there are so many bootleg jobs going on,people cannot afford all the BS but they keep electing the BS'ers....
