Glad to hear you're finally at the end of that long painful story.
As I have done in the past, get a deposit on whatever it is being sold. Then draw up an agreement that item is to be picked up by a certain date, and payment made in full at time of pickup. If the end date comesa nd goes with the person not showing up, the sale is considered null and void, he loses deposit, and you then get to sell to someone else.
