from the pictures (all the cars/trucks some of which are more than likely driping fluids into the ground) the property is probably
a toxic site (EPA thing) and the clean up
costs will be big big bucks
this has happened with quite a few old auto dealerships where the property was a 2mil asset for the owner and the cleanup costs were a 5mil liability
years and years of dumping stuff or leaking underground tanks
