We've been a little busy around here since one of our rental units literally exploded into flames last Saturday morning.

The explosion in a paint shop, spray booth, burned a 4,500 sq. ft. shop in about 45 seconds, two workers barely escaped with their lives, I happened to be there to open the building for them. The blast nearly knocked me down...and I was behind a 1 hour fire wall, but only 10 feet away from the spray booth. The 1 hour fire walls saved the adjacent structure, me and the entire remaining 25,000 sg. ft. building, but 18,500 sq. ft. was damaged by water and smoke.
All in all a fun day and so far 9, 24/7 days for me as investigators, claims adjusters and general schmucks wander around and try to get their two cents involved in the clean-up and restoration. Just came home to change and get a few hours sleep, as I will be there for several weeks at best.
Luckily this is NOT in the building where I have the Parts Pile or several vehicles undergoing restoration!
Two things that save buildings, 1 hour construction done right and fire sprinklers.
Guys keep your shops and garages clean!

You need to have a fine appreciation for irony...
Our Fire Insurance Co. requires a re-certification of the fire sprinkler system, every few years.
Since the tenant installed his spray booths, the fire code changed and the existing fire sprinkler heads were two feet too far away from the wall.
A fire sprinkler company was installing two additional fire sprinkler heads. They cut the metal roof with a hole saw to install the heads. The cut out plug, which normally sticks inside the hole saw and is a pain to remove, simply fell out after being cut,...it rolled over against the spray booth filter rack, sat there hot, began to smolder and in about a minute, ignited the filter rack media, which burned and then exploded violently inside the duct work, just like a chimney fire it sounded like a jet engine! The entire space then burst into flames in a matter of a few seconds. The two sprinkler workers are lucky to be alive, the last guy out slipped and fell, that saved his life as he crawled out on his hands and knees, just below the fireball. Everything from 4' above the ground, to the roof, was incinerated.
Look at the trash can carefully....
