Regardless of your budget now, someday you will want to install a lift. You will need a 14 foot overhead clearance, minimum. Roll up, or sliding doors don't eat any of your overhead clearance, but the track type do. My resources were so meager when I built mine from discarded utility poles and timber I sawed, 12 ft. seemed plenty--at the time.
Years later I have almost pushed a truck through the rafters! ...got to install a limit switch of some kind.
