I once did a remodel/addition that involved, among many other things, removing old red metal roofing and replacing it with new gray metal. When we removed the old metal we discovered an array of shim strips up to 2" thick. After going into the attic to investigate, we discovered 10 or 12 broken rafters. This required a lot of work, jacking up and straightening, sistering new rafters in alongside the broken ones. The owners "just happened" to be out of town while we were doing this part. When they returned they denied knowing the house previously had a heavy tile roof. The neighbor had told us about one winter when the snow load was excessive and the damage was done. The owner refused to pay the extra costs associated with this, claiming "we should have known". I no longer do anything on a "fixed bid". Everything is cost plus a percentage for profit and overhead. And I don't do remodels anymore. :-)
