That's the only rule for land prices. Way far away from any city and no market for gravel nearby? Might be pretty cheap. The mafia buried 100 leaky barrels of toxic waste there after they quit mining the gravel? No price would be cheap enough. Even if it was just that the last sand & gravel guy spilled a lot of motor oil, diesel and hydraulic fluid all over the place, the EPA could easily ding you for a huge clean-up bill. Right in between the Wal*Mart and the new condo development on the edge of a big city? A million would probably be cheap. Me, I wouldn't want to pay more than $1000/acre for something like that, but we have lots of BLM & FS land around here and lots of old roads, cat tracks, and tailings piles to drive on.
