I would also put up a pole building. I just finished my second building (ran out of space in my first)It is 48' x 72' with 14 foot finished ceiling. I went with the 14' ceiling so I could have 12' x 12' overhead doors. This way I can back in a trailer loaded with just about any vehicle on it. A few things I have learned over the years of acquiring junk I don't really need or have a place for are:

Build it twice the size you think you need. It is unfortunate you are limited in square footage by your neighborhood. After having built a 24 x36 and adding on three times to reach a 50 x 74 I knew the second building would be big to start.
Insulate it very well. I sprayed the new pole barn walls with 1-1/2" of poly foam and then 6" of unfaced 8' wide fiberglass bat with white steel siding over it all. R-38 blown in fiberglass in the ceiling and 2" foam sheets under the 6" concrete floor with drains. The building stays warm and is cheap to heat. If you are going to spend alot of time on the floor working on vehicles you should look into the hot water heat in the slab. It is great, heat flows from the warm floor up to the ceiling, no cold spots.
Finish the inside nice. If it looks good you will take better care of it (works for me)

I have used the 6000 psi fibered concrete in all the buildings and the outside slabs and love it. No lousy wire mesh to fool with. It seems to hold up great I have no cracks except in the saw cuts where they are supposed to be. Think about the actual floor size in realtionship to parking vehicles. With a 32' deep building you will not be able to park two deep. That was an important factor in making my building 48'. I can park two deep with a few feet in between and on the ends. On the roof I went with steel. I figured in 20-25 years when the shingled roof needed replacement I would be between 50-60 and didn't want to be up there putting down 40 squares of shingles and I am too cheap to pay someone.
Good luck with your new building, putting up a new building is just about the best thing in the world. There's nothing like standing in an empty finished building and having all that space. It makes you tink of all the good deals you passed up for lack of space..........
