Unclear Title

I'm buying a 1/2ton WC-5 in Washington State. The seller says the truck was on their property when they bought it, and they were told to that it went with the property sale. The former property owner is now dead. The license plate on it is from the mid 60's. They can give me a bill of sale, but no clear title. Anyone know the procedure to obtain a new title in this situation?
