The problem is you have to write your own contract and have them sign it. These are things they all pull in the building trades. I was a contractor for 13 years and know quite a few of the hidden things they do. When mine was built I got everything I wanted and had them go by my payment schedal of nothing up front till materials deliverd on site and correct. I gave them 25% at that point. When the crew showed up and at the end of the days work another 25% of the total. After the complete building was framed ready for steel and all materials on site another 25%. The last 25% would be paid when the building was finished completely ready for inspection. After inspection if satifided with the construction the last payment would be paid after they gave me all lein releases on the Labor & Materials showing they were paid in full! I also had them tell me how long the building would take to get done added some time and put in a penelity clause for 200.00 a day for every day it went longer then the promaced due date. This also included copies of the Proof of insurance with me on the policy, Bonding, Workmans Comp coverage and a up to date copy of there Contractor Licence. All specs were in writing and they signed it. I had mine done in a week, they tried to reneg on a few things but I held them to the contract. I also said if they would not sign I would find another company since I had the gold and he who has the gold rules. Mark H.
